These terms apply to The Grove KC LLC ("The Grove," "we," "us"), our website at grovekcmo.com, our client portal, online payments, and participation in any Grove home. Residents also sign the House Rules Agreement and the Occupancy Fee Agreement. If these terms and a signed agreement conflict, the signed agreement controls.
Who we are
The Grove KC LLC operates recovery residences: structured, substance-free single-family homes in Kansas City, Missouri, for adults actively working a program of recovery from alcohol and substance use. Residency at The Grove is a recovery program, not a lease. We are not a treatment provider and do not provide medical, clinical, or counseling services. We are not affiliated with any other recovery program or housing provider.
Eligibility
To be accepted and to remain in the program, residents must:
- complete the residency application truthfully and completely; omitting information results in denial;
- maintain an active program of recovery, including meetings, sponsorship, and fellowship;
- participate in an aftercare program at least once a week;
- maintain gainful employment; and
- follow the House Rules Agreement.
Program fees
- Monthly program fees are $650 for a double room and $750 for a single room. All prices are in U.S. dollars.
- Before move-in, residents pay a $200 security deposit and the first month's program fee, prorated to the move-in date.
- Each monthly fee is due on the 25th of the preceding month and covers the full following calendar month, from the 1st through the last day.
- Late payments may incur a $50 late fee. Chronic late payment may result in dismissal.
- Fines for house rule violations, such as a $25 fine for missed chores or a $50 fine for improper disposal of cigarette waste, are added to the resident's invoice.
How to pay
We accept bank payments (ACH) through our client portal, and cash. Cash payments may be made to a Grove program manager, who will give you a receipt. We do not currently accept credit or debit cards.
- By paying online, you authorize The Grove to debit the bank account you provide for the invoice amount.
- If you turn on autopay, you authorize recurring monthly debits for your program fees until you turn autopay off in the client portal or tell us in writing.
- If a bank payment is returned or fails, a $5 returned-payment fee applies. A late fee may also apply if the payment is not completed by the due date.
House conduct
Residents must follow the House Rules Agreement, including: no use or possession of alcohol, mind-altering drugs, or drug paraphernalia; no theft, violence, unlawful, or inappropriate conduct; completing assigned chores on time; notifying management of overnight absences; no bedroom alterations or appliances without consent; no indoor smoking; and overnight guests only with house and management approval.
Room checks
By joining the program, residents agree that management may check rooms to maintain safety and adherence to house rules.
Dismissal
The Grove may end a resident's participation at any time for violating the House Rules Agreement, at the discretion of Grove leadership, staff, or the property owner. Use or possession of alcohol or drugs results in immediate dismissal. Dismissed residents must leave the home promptly. Abandonment
If a resident leaves the home without notice, management may reclaim the room. Personal property left behind may be disposed of with no liability to The Grove.
Client portal
Keep your client portal login private. You are responsible for activity in your account. Tell us right away if you think someone else has accessed it.

To the extent allowed by law, The Grove is not liable for indirect or consequential damages, or for loss of or damage to residents' personal property.
Governing law
Missouri law governs these terms. Any dispute will be handled in the courts of Jackson County, Missouri.
Changes to these terms
We may update these terms. We will post changes on this page and email current residents at least 30 days before material changes take effect.
